Community Involvement, Partnership and Governance
Community Land Trust
Due to our dedication to involving the community in the regeneration, we propose the idea of a Community Land Trust (or CLT) whereby the community can have a significant impact on what takes place in Newham.

1.) The land will either be gifted or payed by the community
2.) The land will then be developed by sub-contractors, architects and a management team.
3. The houses remain a long-term asset of the community.

We aim to obtain the land via proposing a small fee to the community in order for them to have ownership of where they live. This then allows them to use a sub contractor in order to create houses that are genuinely affordable. This then results in long terms assets for the residents of the area.

The idea would be that the CLT would own the housing sections of the site including the Mills, south and west side, due to this being a main focus of our group. This will then promote affordable housing in Newham.

Advantages

-
Subsidiary land prices means houses are genuinely affordable.
-
The community have a proper involvement.
-
More people involved allows for more point of views.
-
Wants and needs will. be more likely to be reached for the community.
Disadvantages

-
More people could result in more tension.
-
Differing levels of power and resource via profession.
-
Depending on outcome, people take differing responsibilities.
Community Engagement
The idea of the CLT significantly increases the opportunity of community involvement due to them being able to have more of an influence of the housing situation as well as any other amenities that are proposed. By using current strategies and groups, we aim to ensure the community are able to input into schemes at any point. As a result of an increased number of people contributing, it further encourages the wider community to also get involved.

Not only does the community engagement benefit the regeneration, it also offers a great opportunity for the residents in terms of education and understanding. It acts for an extra curricular activity for the younger generation which could result in a new found interest.
Royal Docks Community Voice
As previously mentioned, we aim to use the pre-existing community groups such as the Royal Docks Community Voice to allow people to truly have their say. The group aims to 'create a safe safe whereby residents and workers can have their say on the area they live in'. The pre-existing implementation of this group is hugely beneficial for us since it is a constant amongst all the large scale change, therefore putting the community at ease.

As well as this, it would result in a new Local Plan for Newham that the community would have an input in. Although it would still have to comply with the NPPF, they would still be able to have significant input. This increased community cohesion is hugely beneficial for our regeneration.
