Strengths

Location in the city – Millennium Mills is within 6 miles of the centre of the city with ample forms of transport to get there.

​

Transport links – to the north and south strong tube links.

 

 Heritage – the Silo and Mills are extremely beneficial for the sites uniqueness and heritage so are vital to keep.

Weaknesses

Airport – possible noise and air pollution to new development. 

​

Derelict buildings – the heritage brings huge benefits to the site but without correct refurbishment, it could stick out and bring down the attractiveness of the site.

​

Need to demolish – removal of side building takes time, effort and money.

​

Movement around site – extremely long routes because of the water making hard for the area to be free flowing.

​

Price of refurbishment – The Mills, Silo D and green area will he extremely expensive to refurbishment due to land prices in Newham.

Opportunities 

Employment - the new concourse of shops, restuarnats and amenities allows for lots of employment in the area.

​

Investment – promotes circular economy in the area, further boosting the attractiveness of Newham.

 

Unique heritage – as previously mentioned, the heritage has its own uniqueness which positively represents Newham.

Threats

Airport - The airport causes limits of building height meaning our development could be restricted.

 

Gentrification (if not controlled) - the investment could lead to what has happened prior to our development resulting in the removal of the original community.
